Designed by the internationally renowned architecture firm Arquitectonica, Nice Airport Promenade brings together a 234-room Sheraton hotel, the "La Table des Suds" restaurant, the "She's - Nice Sky Bar" rooftop venue, residential units, office space, retail areas and underground parking. By integrating multiple functions within a single development, the project contributes to the transformation of Grand Arénas into a vibrant business and lifestyle destination.
BESIX was responsible for the entire construction process, from demolition, site preparation and earthworks to structural works, technical installations and final finishes. Prior to construction, BESIX Engineering played an important role during the tender phase by developing engineering and methodology alternatives that optimised the project and supported the client's objectives.
The project was delivered under particularly challenging site conditions. Located between Nice Côte d'Azur Airport, a tramway line and the Promenade des Anglais, the site offered limited space for access, logistics operations and tower crane positioning. These constraints required meticulous planning and innovative construction methodologies throughout the project.
Despite the additional challenges posed by the Covid-19 pandemic, BESIX successfully coordinated all activities and maintained project progress. The project demonstrates BESIX's ability to deliver technically complex, high-value developments in dense urban environments while meeting demanding architectural, operational and environmental requirements.
Nice Airport Promenade was designed to meet high environmental standards, including HQE, BREEAM and Eco-Vallée requirements. Beyond the performance of the buildings themselves, particular attention was given to green spaces, biodiversity and soil permeability, contributing to a more sustainable and resilient urban environment.
